Foreigners cannot own land in Thailand directly, so most commercial property in Thailand is secured through a registered long lease of up to 30 years, a Thai company that holds the land, or a condominium title where the freehold is available. Which route fits depends on what you are buying and why, and it changes the price and the risk.
A good agent knows zoning, actual foot traffic, and what nearby space really rents for, not just the landlord's asking number. For anything with a long lease attached, confirm it is registered at the Land Department before you commit, because an unregistered lease past three years is not the security it looks like.
